One of the single largest necessities of a quality life is affordable housing (Housing Local residents Can Afford to Buy). The Ko'olau Loa Region is desperately short of homes that not only provide shelter, but also offer pride in ownership. KLP intends to remedy this shortage by building one thousand (1,000) homes, constructed in town home clusters, that will provide fee simple living at a price that fits the local resident's ability.
The entire housing development will be built as an environmentally friendly community, providing renewable energy sources such as photovoltaic electrical generation, solar water heating, reclaimed water usage, waste management, and water conservative landscaping. High tech roofing will keep the dwellings cool in the summer and warm in the winter; additionally they will provide long-term protection from saltwater corrosion and wind damage. Additionally, each home will be constructed out of low maintenance and reclaimed material that will provide years of effortless beauty.
KLP will develop Ko'olau Loa Village in full compliance with the State of Hawaii and the City and County of Honolulu's renewable energy initiatives, and will honor the wishes of the local residents by maintaining the building specifications set forth in the Ko'olau Loa Sustainable Communities Plan. It will build the homes to honor the historical traditions of the area by using materials and design that are reflective of "Old Hawaii."
Ko'olau Loa Village will be build high along the edge of the Ko'olau Mountains, up where the sea breezes will provide natural cooling and each resident will be afforded a spectacular ocean view. The subdivision will be comprised of approximately 111 nine-plex, townhouse structures, each providing a mixture of two, three, and four bedroom, two bath homes. Each home will be built for local families with a larger measure of square footage; 1,100 and 1,200 square foot two bedrooms, and 1,400 and 1,600 three and four bedrooms. Each home will be built in the image of an 1980s sugar plantation and will provide wrap around lanais and large expansive windows.
Each home will be build to withstand the elements of a saltwater environment. Non-corrosive materials that won't mildew or fall apart in the humid tropical environment and that can withstand the high levels of rainfall and strong winds of the Kahuku coast.
The Ko'olau Loa Village housing complex, and recreational area will sit atop approximately 200 acres of the most spectacular scenery in the world and will continue to offer panoramic views to residents and visitors alike for decades into the future.
